Our mission is for the Commercial Real Estate Investing Facebook group to be the premier online destination for investors, owners, and operators to connect, share opportunities, and close deals.
To maintain the quality of our community and ensure the focus remains on tangible real estate assets, we have established the following posting guidelines.
Please read these rules carefully before posting:
✅ 1. Unrestricted Posting: Deal Flow & Property Management
These posts represent the core purpose of our group and are highly encouraged. If your post falls into one of these categories, your post will be approved, provided you follow the General Rules (see section 5):
Property Buyers/Investors: You may post your buying criteria, "buy box," or specific acquisition needs.
Property Sellers/Wholesalers: You may post on-market or off-market deals for commercial properties. Please be transparent about your role in the deal (e.g., principal, broker, direct-to-seller).
Property Managers: You may share insights, discuss management strategies, and post about specific properties you manage.
💰 2. Featured Posts (Paid): Financial & Tech Services
Services in this category are valuable to our members but can quickly overwhelm the group feed if unregulated. We offer paid "Featured Post" packages to these businesses to ensure high visibility without disrupting the community's focus on deal flow.
This category includes, but is not limited to:
Finance & Funding: Lenders, capital brokers, hard money providers, private money lenders, DSCR loans, and other financing vehicles.
Software & Technology: SaaS platforms, CRMs, property management software, deal analysis tools, and other real estate technology products.
Action Required: All promotional posts for these services must be scheduled as a paid Featured Post. Unauthorized posts will not be approved. Members in this category are welcome to comment on others' posts, but they may not create standalone posts to promote their services, provided they follow the General Rules (see section 5).

🚫 3. Prohibited Promotional Content: Coaching & Consulting
To keep the group's focus strictly on transactions and tangible assets, direct promotional posts for personal services are not permitted; except by and at the discretion of the group’s administrators and moderators.

Consulting Services
Influencers & Podcasts
While we value expertise, posts designed primarily for personal brand building or soliciting clients for advisory services are heavily restricted. Non-admin/moderator members in this category are welcome to demonstrate their knowledge by providing valuable comments on others' posts, but they may not create standalone posts to promote their services.
❓ 4. All Other Services (Admin Review Required)
If your business or service does not fit into the categories above, your post will require approval from an administrator before it will be published. This allows us to ensure that any additional services offered are relevant and beneficial to the community.

Handyman Services
Insurance Providers
If your post falls into this category, your post may be approved upon review and at the sole discretion of the administrators and moderators, provided you follow the General Rules (see section 5).
📜 5. General Rules for All Posts
Stay on Topic: All posts and comments must be directly related to commercial real estate investing.
Be Respectful: Personal attacks, harassment, and hateful speech will not be tolerated. Debate ideas, not people.
No Spam: Do not post the same content multiple times. Do not post irrelevant links or repeatedly tag members without reason. Unauthorized affiliate links are prohibited.
Be Professional: This is a group for professionals. Conduct yourself accordingly in all interactions.
⚖️ Rule Enforcement
Posts that violate these guidelines will be removed without warning.
Members who repeatedly violate the rules may be temporarily muted or permanently removed from the group at the discretion of the admin team.
